They are usually made from steel or copper ‒ steel being the more budget-friendly option of the two. Copper, however, would be more durable and can look more impressive. How Roof Flashing Works

The roof flashing directs water away from areas most vulnerable to leaks. This is where roof shingles join to other structures such as walls or chimneys. Roof flashings will save you money long-term because they protect areas that would otherwise be damaged by water, and therefore these areas will not need to be repaired or replaced. The roof flashings themselves need to be inspected at least once a year to ensure that they are in good condition and do not need to be replaced. If a new roof is installed, this does not mean that a new roof flashing will be needed if the old one is thoroughly inspected. If it has been galvanised to prevent rusting, this will increase its lifespan, and it may last up to 50 years.

Installation Of Roof Flashing

Roof flashings are usually installed over roof shingles or other roof materials to prevent water from seeping under these roofing components. Drip-edge flashing and gutter flashing should also be installed to prevent water from penetrating the roof’s edges and prevent fascia boards from dripping water. They direct water into gutters and stave off water seepage behind them, preventing rotting and gutters from coming loose.

Types Of Flashing

There are various types of flashing for different parts of a building. Base flashing is used for front walls and matches the roof’s pitch. Step flashing is used when a roof meets a sidewall and is bent to suit the roof’s shape. This flashing may be exposed along the wall, so a more expensive and aesthetically pleasing metal such as copper is usually chosen here. Valleys, where two roof decks slope in a “V” towards each other, are places where water can get in fairly easily. Valley flashing solves this problem and protects the roof’s lifespan.
